Compare the fee structure, not just the headline rate
A percentage fee rises automatically with rent and unit count. Run the calculation on collected rent across the portfolio, then list separately any leasing, renewal, maintenance-markup, or setup fees that are not part of the monthly percentage.
The output is a cost comparison, not a service comparison. A lower fee may still leave work, risk, or vendor coordination on the owner; a higher fee may bundle work you would otherwise buy separately.
Worked example
At $6,500/month in collected rent, a 10% monthly management fee is $650/month or $7,800/year before any separate leasing fee. A 2% change in the fee is $1,560/year at that rent level.
