Month-to-month tenancy
A rental arrangement with no fixed end date that renews each month until either party ends it with proper notice.
A month-to-month tenancy is a lease that automatically renews every month rather than running for a fixed term. It continues indefinitely until either the landlord or the tenant gives proper notice to end it, offering both sides flexibility that a year-long lease doesn’t.
The trade-off is less predictability: the tenant can leave, or the landlord can seek to raise the rent or end the tenancy, on relatively short notice. How much notice each side must give — and any limits on ending a month-to-month tenancy or raising the rent — is set by state and local law and varies.
