Eviction
The legal, court-supervised process by which a landlord removes a tenant from a rental for cause.
Eviction is the formal, court-supervised process for removing a tenant — for example, for unpaid rent or a serious lease violation. It generally follows required steps: a written notice giving the tenant a chance to cure or leave, then a court filing, a hearing, and, only if the landlord prevails, enforcement by an authorized officer.
“Self-help” evictions — changing the locks, removing belongings, or shutting off utilities — are illegal in most places and can expose a landlord to serious liability.
