How it works
How this tool works.
Price per square foot is the great equalizer in real estate: it lets you line up a compact unit against a larger one and compare what you’re paying per usable foot, regardless of the sticker price. Add rent per square foot and you can compare income the same way — a common check when sizing up rentals of different footprints.
Enter the price and the living area, and this calculator estimates the price per square foot; add a rent and it also shows monthly and annual rent per square foot. It’s arithmetic on the figures you provide — a comparison tool, not a valuation or an appraisal.
Enter the property price or value and the living area in square feet.
Price per square foot is simply price ÷ square feet — the calculator guards against a zero area.
Enter a monthly rent and it also computes rent per square foot (rent ÷ square feet) and annualizes it (× 12).
Every output is an estimate from your inputs; compare only properties whose square footage is measured the same way.
Make the result useful
price density
This worksheet makes price density explicit from the exact figures you enter. Review the period and basis of every amount before comparing results.
Use a conservative scenario as well as the base scenario; the calculation describes assumptions rather than predicting behavior.
The assumptions that move this result
Price
Purchase or listing price.
Square feet
Comparable documented area.
price ÷ comparable square feet
Read the result as a planning measure for the selected period.
Read the number in context
Worked scenario
$360,000 ÷ 1,800 sq ft = $200/sq ft.
Edge case
A lower price can reflect condition rather than value.
Before you act
• Confirm every input uses the same time period.
• Test a downside scenario before relying on the result.
• Keep source records with the decision.
Formula
price ÷ comparable square feet
What period should I use?
Use one consistent reporting or planning period for every input.
Does this predict performance?
No. It only performs the stated arithmetic.
Can it replace records or advice?
No. Confirm decisions with source records and appropriate professional guidance.
