What an owner statement is
An owner statement is a per-period summary of a property's money: what came in, what went out, and what is left for you. It answers "how did this property do this month" in one place, pulling rent collected, expenses paid, and any fees into a single net figure.
Statements are generated from the same general ledger that feeds your tax reports, so an owner statement and your Schedule E tell a consistent story rather than two sets of numbers that need reconciling.
How to read it
Read an owner statement top to bottom: income first (rent and any other collections for the period), then expenses (repairs, vendor payments, and other costs recorded against the property), and finally the net — income minus expenses — which is what the property produced before your own financing and taxes.
Security deposits are not income and do not appear as earnings on the statement; a deposit is money you hold and is tracked as a liability elsewhere. That is deliberate, so your net reflects what you actually earned rather than being inflated by money you owe back to a tenant.
Choosing the period and sharing it
You pick the period a statement covers — most owners run one per month per property — and Aptoria assembles it from the transactions in that window.
