Rent roll
A summary of every unit's rent, tenant, lease dates, and payment status across a property or portfolio.
A rent roll is a snapshot of the income side of a property. For each unit it lists the tenant, the rent amount, lease start and end dates, deposit held, and whether the balance is current — rolled up so you can see total scheduled rent and what’s actually collected at a glance.
It’s a core document for both managing and valuing rentals: lenders and buyers ask for it to gauge income and occupancy, while owners use it to spot upcoming renewals, vacancies, and delinquencies. A rent roll is only as accurate as the bookkeeping underneath it.
